Founded in 2011 by leading real estate industry veterans, 33Floors combines the expertise of long-time Yardi platform experts. In fact, our team boasts over a century of combined Yardi software experience working for and with some of the largest real estate concerns in the world.

Based in Santa Barbara, California, 33Floors is conveniently located less than 15 minutes from Yardi’s international headquarters. Outside of Santa Barbara, our team of experts operates out of U.S. and international locations, including San Francisco, Washington DC, London and Sydney.

David Burberry

David Burberry worked for the global real estate services firm Cushman & Wakefield for 11 years and is an international expert in Yardi development, reporting and BI tools. David has developed interactive models to evaluate cash flow and other benefits of outsourcing European property portfolios, and designed dashboard tools, analytics and benchmark modeling to deliver business intelligence to management, clients and investors globally. David Burberry redesigned and restructured financial and operational reporting solutions for the first installation of Yardi’s Voyager product outside the United States. Teaming with Bob Horn, he designed and developed a global baseline used in some 60 countries on over 10,000 properties. In 2009, this was recognized by Realcomm with a Digie Award for “Best Use of Automation in Property Management.” With over 15 years of software development and Yardi experience, David Burberry has the key ability to fully understand the business requirements associated with today’s real estate sector.

Donald Luna

Donald Luna worked for the global real estate services firm Cushman & Wakefield for 15 years prior to joining 33Floors and is a sought-after expert and thought-leader in Yardi IT support. Donald has been working with the Yardi product suite for nearly 20 years; having a wealth of knowledge of the product, its product lines, and its inner workings. Donald has led major projects globally assisting Bob Horn and David Burberry, normalizing and stabilizing major implementations world-wide, during and post his tenure at Cushman & Wakefield. Donald’s strong business acumen allow the client not only to leverage his elaborate technical skills but also to offer the client strategic advice and direction in global process improvements, data loss prevention, client-facing integrations, compliance management and IT support operations.

Tina Kikaj

Tina began her career in property management accounting working for managing agents in Australia and the UK (CB Hillier Parker, Cushman & Wakefield, M J Mapp).  With over 20 years industry experience, her commercial understanding, technical accounting knowledge and focus on building constructive relationships has enabled her to lead and manage teams that deliver high-quality work and results that delight clients.

Tina has been instrumental in developing and implementing structures, processes, systems, and procedures to support and service complex business operations. and today manages day-to-day implementation of key financial and operational milestones for 33Floors. She is focused on helping 33Floors manage their growth through development and implementation of systems and processes to support each area of the business, and a continual drive to deliver exceptional customer service.

Bob Horn

Bob Horn co-founded 33Floors in 2011. Prior to that he worked for the global real estate services firm Cushman & Wakefield for 12 years, his role evolving from a Regional Financial Manager to the Director of Global Accounting Policies & Compliance. Bob has 30+ Years’ experience with business processes, policies/procedures and compliance SME and over 18 years’ experience with Enterprise and Voyager Leadership of conversions to Voyager 5.0, 6.0 and 7s. His accounting and management background has served him well throughout a career managing people and projects. The result is a strong understanding of the ties between the business requirements of real estate investments and the ability of software platforms to deliver timely information to support business decisions, processes and control environments. This blending of project requirements with the underlying capabilities of the technology have been key to his success.
